Surat Basin industrial land study

The Surat Basin’s coal seam gas (CSG) and thermal coal industries are expected to grow rapidly over the next 20 years due to increasing world energy needs.

As a result, there will be strong demand for industrial land in the basin to accommodate industrial supply-chain providers, including:

  • mining services
  • gas industry services
  • transport and logistics services.

In May 2010 the department commissioned a Surat Basin industrial land study comprising:

  • industrial land audit
  • industrial land demand forecasts.

Industrial land audit

The audit of industrial-zoned land in the Surat Basin covered the following three local government areas:

  • Maranoa
  • Toowoomba
  • Western Downs.

The audit looked at:

  • industrial land supply, including the total area and number of industrial-zoned lots
  • occupancy status of industrial-zoned land
  • land-use mix.

Industrial land demand forecasts

The forecasts were designed to:

  • estimate how much industrial land will be required across the Surat Basin to accommodate CSG and coal mining supply-chain businesses between 2010 and 2030.
  • confirm where in the basin existing industrial-land supplies are sufficient, and where additional land releases may be required.

Future land planning

The findings of the Surat Basin industrial land study will be used as the basis for future industrial land planning by the state and local governments.

Surat Basin Future Directions Statement

The Surat Basin industrial land study informed the development of three of 11 'headline initiatives' that make up the Surat Basin Future Directions Statement, namely:

  • regional planning framework
  • regional transport and investigations strategy
  • economic development strategy.
