Industrial land facilitation

The department's role in industrial land facilitation is to ensure there is sufficient, appropriately designated and serviced industrial land available in suitable locations to support Queensland's economic and population growth. This is undertaken on a statewide basis and delivered through strategic planning initiatives, land development activities and infrastructure delivery programs.

Industrial land providers

There are a number of methods used by different industrial land providers and regulators for facilitating industry.

Private sector

Industrial land is provided by the private sector where commercially viable. This is usually for low impact uses needing small lot sizes that enable fast sales and turnover of lots. Land is developed through the development approval process.

The approximate timeframe for delivery of industrial sites - including approval processes and design and construction phases - is two years.

Local government

Local governments facilitate the development of industrial land through planning scheme mechanisms and development policies and development of local government owned land. The approximate timeframe for the delivery of industrial land is four to five years.

State government

State government facilitation occurs after a market or planning failure. Industrial land is identified, protected and planned and the necessary support infrastructure included in delivery programs. For land owned by the state through the Minister for Industrial Development of Queensland, industrial land is developed and sold or leased by the department's Property Services Group.

The approximate timeframe for the delivery of industrial land is five to ten years. Longer term strategic planning is also undertaken which can have up to a 50 year time horizon for identifying strategic land for future industrial land uses and infrastructure.

Funding

Funds for the state facilitating industrial land are sourced from the Estates Construction Fund. The fund is owned by the Corporation of the Minister for Industrial Development of Queensland under the Industrial Development Act 1963.
